Security
We know that safety and security are
of utmost importance to you when considering
an off-campus apartment. We never
take short-cuts when it comes to your
welfare!
All of our units have solid wood or
steel doors. We use only top-quality,
commercial-grade doorknobs and add
peep holes, dead bolts or door chains,
where appropriate.
Did you know that not all landlords
change the locks each year? You can
feel safe and confident knowing that
on move-in day, we will re-key every
lock to your new apartment.

Fire Prevention
As with security, we take fire prevention
very seriously!
All of our apartments have been upgraded
to hardwire, battery back-up smoke
detectors and all of our units have
carbon monoxide detectors.
For your added safety, we always fulfill
the City of New Brunswick's fire inspection
requirements. The Fire Marshall will
inspect 1 & 2 family units before
you move in to ensure smoke detectors
and carbon monoxide detectors are
operating properly.

Certificate of
Occupancy
Every three years, all of our apartments
are inspected by the City of New Brunswick's
Department of Housing, as required.
This inspection ensures your new apartment
is in compliance with all of the City's
ordinances created for your safety
and comfort.
The City determines each apartment's
maximum occupancy and the maximum
occupancy of each bedroom (i.e. single,
double or triple occupancy). Many
of our clients choose to occupy our
apartments with fewer than the number
allowed by the City. We do not permit
overcrowding.

Rent Control
The City of New Brunswick has
a rent control ordinance, one purpose
of which is to protect tenants from
steep annual rent increases. All of
our properties are registered annually
with the City's Rent Control Department.
We know that cost is always an important
consideration when moving off-campus,
and since many of our clients stay
with us for more than one lease term,
rent control helps you to budget with
confidence!
